Portugal is a country full of rich history, stunning landscapes, and vibrant culture. Located in southwestern Europe on the Iberian Peninsula, it is bordered by Spain to the north and east and the Atlantic Ocean to the south and west. The country's history dates back thousands of years, with evidence of human settlement as far back as the Paleolithic era. Over the centuries, Portugal has been inhabited by various peoples and cultures, including the Celts, Romans, Visigoths, Moors, and Christians.

Today, Portugal is a modern and dynamic country that attracts people from all over the world. Its mild climate, beautiful beaches, and stunning landscapes make it a popular destination for tourists and expats. In recent years, Portugal has also become an attractive location for real estate investments, with many international buyers looking to purchase properties there.

One of the main advantages of buying property in Portugal is the availability of attractive visa programs. The Golden Visa program, for instance, grants residency to those who invest in real estate in the country. To be eligible, investors must spend a minimum of €500,000 on real estate or €350,000 for properties over 30 years old or located in urban regeneration areas. Other visa programs include the Non-Habitual Resident (NHR) program, which offers favorable tax rates for foreign residents, and the D7 Visa program, which is aimed at retirees and allows them to live in Portugal, provided they can demonstrate a regular source of income.

In addition to its attractive visa programs, Portugal has a favorable tax regime for property owners. The country has a flat rate of 28% for personal income tax and 21% for corporate tax. However, foreign residents eligible for the NHR program may benefit from a special tax rate of 20% for qualifying income types for 10 years. Property owners in Portugal are also subject to an annual property tax, known as IMI, calculated based on the property's value, ranging from 0.3% to 0.8%.

Whether you're looking for a permanent residence, a vacation home, or an investment property, Portugal offers something for everyone. With its beautiful scenery, rich history, and friendly people, it's no wonder that Portugal is quickly becoming one of Europe's most sought-after destinations.
